Tell me, what does $400k get you in SF?
No point in buying for $400k in SF. Rent, exploit the ridic. landlord-tenant laws, and buy a few rentals across the bay or in points south to fund your rent.

And except for Burlington, VT. Vermont is liberal in some ways, but it’s mixed in with a streak of old-school New England conservatism and love of personal responsibility. It’s not nanny-state, take-but-not-give California “liberalism.” Oh, and if you’re into that sort of thing, you can carry a pistol legally without a permit, though it’s considered impolite under many circumstances.

What’s your problem with the immediately coastal area of C’bad? Decent beach, and some very cute buildings. It’s not Maine, the Hamptons, or even the Jersey Shore, but it’s not horribly unattractive in my book.

What can you rent for $1800-2000 in SF? What can you buy for $400k that’s much better than that studio? For $1800/mo, you can rent a 2 br in the hood or a 1 br in an ok area.
Or you can buy income property in Oakland for 7-8% cap and use the income to offset your rent in the city.
The market in SF is much more f’ed up than even Manhattan. I have a studio apt that could be a nice 1 br, but if I wanted to live near Columbia University (decent area with slightly bad rep), there are 2-3 br apts that show up for under $400k periodically.

Someone who have enough money to buy investment properties with cap rate of 7-8% and have enough income from those investment properties to live in SF would not be consider Clairemont. That’s the point. Trying to say SD is crappy and SF is great because of area like Clairemont is retarded.
SOMA is not the greatest part of SF, yet for $1950, you can rent a 275 sq-ft studio. If you really want to compare apple to apple, you can compare that studio in SOMA to this: http://sandiego.craigslist.org/csd/apa/3380888812.html. I would say Gaslamp area is > SOMA, 940 sq-ft > 275 sq-ft, etc.

Made possible by the recent tech bubblelet (hoping this ends as well as the ca. 2000 NASDAQ runup and the Fecebook IPO). Though I have to say that it’s strange to see asking rents in meh areas of SF near Manhattan levels.

Again, I think Gaslamp > SOMA. SOMA feels more like East village to me. Stuff are cheaper in East village than Gaslamp.

And after paying for the condo, you get to pay over $1,400/month in HOA fees!!! 🙁

SF is more of a late-night town, though nothing compared to Manhattan or Brooklyn. SF also seems to have a lot of damn smart people, better (the best?) tech scene, more cultural events, and location on the edge of an urban zone if you head north.

What does being a late-night town anything to do with anything? If I want a late night town, I wouldn’t go 1/2 way to SF. Again, if I want cultural event, I would go to the capital (The big apple). You mean a lot of damn rich tech guys/gals? With regards to tech scene, it depends. For the most part, I agree. However, if you’re talking about Bio-tech, SD is still way ahead.

If you have the money, why compromise? SD weather > SF. NY cultural scene > SF. -
