If I were a tourist and half blind, then maybe I would agree w/your logic. But if I have a million + dollars burning a hole in my pocket and wanted to live along the coast and couldn’t (which I think you can) find a rowhouse several blocks away from the beach in La Jolla, Del Mar, Cardiff, Solana Beach or even Encinitas, I still would have a hard time justifying P.B.
I know a cop that works in L.J. and P.B. When they designate him to work in L.J. he spends the day responding to unwarranted home alarm calls that go off b/c people forgot to turn them off. He’s bored b/c there’s NOTHING going on in L.J.
When he has to work in P.B. it’s non-stop trouble.
There’s a difference between P.B. and L.J. You can dress up your house to look nice in P.B., but it’s NOT L.J. and it doesn’t matter how close you are to their zip code.

About PB, I’ve seen some crazy stuff there. Once I saw a guy walking, talking on a cell phone and a gang of thugs ran up, punched him in the face (laying him out) then yelled “don’t talk on the cell phone!” Another time I saw a group of guys j-walk in front of a car. The car honked, they flipped him off, and the driver got out– a dude with one arm!– and he started waving a gun around! I ducked into an alley to avoid stray bullets, and continued walking… I saw a cop arresting a bawling girl for DUI and I tried to tell the cop that a one-armed man in a white miata was waving a gun at j-walkers… the cop laughed and the bawling dui girl laughed. I continued walking. Then I saw a bunch of guys (about 12 of them) actually lift up the tail-end of a parked pickup truck and turn it 90 degrees so it was blocking the road. Good times.
Once a totally hot young lady randomly came up and hugged me tightly then said “thanks, I needed that”. I’m not complaining about this one.
Anyhoo, if I were a millionaire rapper or a pro ball player I just might buy a place in pb to hang out with the honeys… later I’d go home to RSF for some rest. Also, as a volleyball player and surfer I’d love to have a house near South Mission. AVP pros play there.
