I walked down and got a peek from outside of the house a few days ago. That plan1 is the last house left in Monteluz. I’m surprised it’s not sold yet (i heard Monteluz sold like hot cakes). That house has pretty nice upgrades – nice wood floor/carpets, etc… It’s got 3-car garage, and sits on a corner lot. Everything sounds good, but it somehow feel pretty clutter there. Maybe the house is too big for the lot – idk…
I do like how plan1 of Monteluz look like from the outside, but personally, I like plan1 at Andalusia better. I know they’re building phase 7, and the plan1 they’re building has already been taken quite fast just after they started phase7.
As for the price – I have no comment here. I bought mine with them and did not get a lot of incentives nor free upgrade. We are not good negotiators and neither is our agent. I feel that the house is well built, but a lot of stuff they put in the house is kinda cheap – like the toilet seats – seriously – they look like kids potty with cheap plastic cover… π But that’s something we plan to change ourselves later. All in all, we’ve been happy with the house so far.
I guess if you are looking for a good deal, try those short sales. There are quite a few of them in 4S ranch. Also, my colleague who just bought one from the Pines said he’s got bunches of upgrades/incentives from Pulte. It might worth checking them out.
We do have a lot of Chinese/Indian neighbors. But we like them fine. They are pretty quiet and polite. They are good neighbors. π

1. Location is great. you wouldn’t believe it if you have never been there: there is that continous breeze. there is no need of air-conditioning. It’s 10-15 minutes walking to lake hodge. the trail is great.
2. big lot for a new house. where else can you find such great lot?
3. neighborhood is great: multiple parks within walking distance. if you have kids, what more can you expect?
4. schools are great and will probably become better: chinese/indians there are typically accomplished engineers / scientists / managers / doctors / lawyers. their kids will certainly raise the CPI of the schools (as in many other places).
5. close to major employers: Broadcome/Sony in RB, Qualcomm etc. in Sorrento.
6. the house quality is average, but the value is great with +- $200/ft^2.
