    As some may know, I first visited Piggington back in late ’06 and subsequently decided to sell my home in Encinitas (thanks SDR) and rent. All you Piggs were instrumental in our home pricing and subsequent quick sale, or at least that’s how i see it. I swear sometimes I feel smarter just by reading some of your posts…true i have to Wikipedia half the acronyms I read, but that’s part of the fun.

    Anyhow, my wife’s grandmother is selling her home in Riverside and it’s been on the market for 4-5 months now (FSBO). She originally had it priced right around the local comp prices, which were at $600k, she was asking $580k. I laughed out loud the first time i heard the asking price. The 2300 sf SFR is 20 years old, in a tract that is on a very steep hill and it has ZERO upgrades…basically looks like an old tract home. She’s had zero offers. My Father in Law believes the market can’t go down that much, etc. etc. ad-nausea…and so it was hard to present the “pigg-truth” to her without getting into a family squabble with him. However, I pointed her to this site…and some other data online about 6 weeks ago, and my wife had a rather lengthy discussion about Countrywide recently…guess what, she’s a believer now.

    1 week ago she dropped her price to $499k and today she accepted an offer for $450k. I’m not sure how it is being financed, but i’m keeping my fingers crossed. She owes around $150k and is looking to move to Santa Clarita to be nearer to family, so now we just have to convince her to rent!

    Your grandmother -in-law is coming to the blog? Panic of 2007 just hit Rustico. Clean it up Temeculaguy. Have some respect. Please tell her I am SDR. That’s what I told my mother -in-law, who also is on her way to Piggington’s.

    I’m afraid to direct anyone I know to Piggington because they’ll recognize me and see my true colors. In real life, I don’t talk about real estate and just listen to people babble away. (I only give input to very close friends and family).

    So is it a bad thing that i gave her a key to all the posters? Such as:

    Rustico = Founder/Owner of one of the nations largest contractors, goto guy for building code info, etc.

    PerryChase = Private Investigator with inside track on “hard to find info”…brother has new Porsche.

    SDR = Millionaire Elite turned Realtor Philanthropiist, knows SD market well, but is acutely afraid of the man in 2015 Countryhaven Ct.

    Bugs = Animator for Pixar, spends weekends appraising vintage cars and antiques.

    …I was just trying to make her feel at home. ;^)

    Perry I am the same way, a little uneasy about sending people here. I have some good friends who are quite liberal (much like you), and I almost never engage them in debate like we do here, and she probably has no idea where I stand on most things. I have said some things in print here, that I’d never actually say to them. Not that I am physically afraid, as I am of course a bad-ass ;)… just out of respect I let them speak their mind, and kind of nod my head.

    As she was thinking of getting “into real-estate” I pointed her to this site, and then it dawned on me that some of the political stuff might bring me “out of the closet”. While I don’t use my real name, anyone I sent here would know from my handle exactly who I am.

    Thanks for the compliment rockem…

    As you know our good friend on Countryhaven crashed and burned and cancelled his listing.

    Perry/Cardiff, I agree with you guys, in social situations I don’t say much when the topic comes up. If I am asked I say I think it is going down but I don’t engage in long conversations. However in those same conversations I do recommend this site to people.
