Disclosures are simply a set of documents disclosing known information about the property and surrounds. Some of them are standard/boilerplate and some are completed by the seller to the best of their knowledge disclosing what they know about the property. Every buyer gets them and signs them to acknowledge they received them. Often they are very benign and contain nothing you should be concerned about but others times they contain valuable information. read them carefully.
They typically should be in your hands prior to an inspection so you know if there is anything you might want to point out to your inspector. Any agent that recommneds not doing an inspection is asking to get sued and wont be in this business long.

Thanks for the response. It’s just how the whole thing has been progressing (or the lack thereof) that got me to a point where I now become a little cynical. Our agent notified us of the acceptance of our offer and asked for our lender contact info and that was it. Almost a week went by and no further guidance or whatsoever from the agent as to what we should do or expect to see next. We only get answers when we asked (shouldn’t we have a home inspection scheduled by now? Where’s the paperwork (proof that the seller accepted the offer)?, etc…)Needless to say, this agent is off of our speed dial after this transaction – regardless, whether it went through or not.
