We really like Poway and tried for several years to find the right home there. In the end we opted for SB partially because we found Poway to be a little ‘spotty’ in regards to consistency of homes. We also had a hard time finding a home with a modern floor plan that we could enjoy w/o having to remodel.
We purchased in SB in 2011 for less than $190/sqft. This was for a home that was only a few years old. No remodeling necessary. No large (or small for that matter)maintenance or repairs to pay for in the near future. We were happy to choose MR over the possibility of remodeling an older home.
Please do not get me wrong. We have nothing against Poway, but we are extremely happy we chose SB. It was the right decision for us.
upwardspiralParticipantI have walked through the Toll Bros and Bellasario models twice and like them both. A neighbor told me that one of the builders (not sure which) held an auction over the weekend to sell the model home décor. My wife was bummed as she likes those auctions. If my neighbor was correct about the auction, then I would assume that one of those builders must have sold all of their homes.

Yes, BofA has a $395 penalty if closed in less than 3 years.
I just refied my jumbo loan at 3.875 and I don’t think that I’ll do any better than that, so the burden with the second if I want to refi is probably not an issue. It is worth thinking about though.
I will shop and reply with my findings.

upwardspiralParticipantIt is interesting to see how Stonebridge and Scripps Ranch have started to embrace each other. I went to a Scripps Ranch Elementary school fund raiser at a home in Stonebridge.
When we moved to SB, I had assumed that we would consider ourselves to be a part of Poway due to the fact we are in the PUSD. Did not turn out that way. When asked, I tell people I live in Scripps Ranch and elaborate from there if that person knows Scripps Ranch.
upwardspiralParticipantA coyote crossed the trail in front of me while riding a mountain bike on Sycamore Canyon in the same place twice (on my way out and way back). I think it was it’s hunting spot. It was probably only 40 lbs, but was incredibly fast and definitely got my adrenaline pumping. I would not want to run into a 70+ lb coyote.
One of my college’s lives near Escondido and told me that a coyote jumped over a five foot fence into his neighbors yard and it killed his neighbors small dog. Sad.
upwardspiralParticipantWe live in Stonebridge and are very happy with the location. True it is not ‘freeway adjacent’, but we like that. Very few people drive into Stonebridge that do not have a specific reason to be there. I do not mind the few minutes that it takes to drive to Pomerado Rd from my home near the park. It is a short and relaxing drive. It is worth the reduction in thru traffic to us.
We actively looked for two years before finally pulling the trigger and have never regretted our decision for a moment. In terms of quality and size of homes, size of lots and consistency of neighborhood, SB offers a great deal of value for the $.
upwardspiralParticipantI tell my rental properties neighbors prior to a tenant leaving that the house will be available. I have had luck with them finding the new tenants for me. Doesn’t hurt to ask.

upwardspiralParticipantPrices have been rising consistantly in Stonebridge, but you can still purchase in that neighborhood for less than $250 per sqft. Stonebridge is adjacent to Scripps Ranch. There is however aditional mello roos fees to take into consideration.

Love the roadrunners, though they are much smaller than I expected. The cartoon always made the roadrunner and the coyote the same size.
I have seen a couple of praying mantis, but no walking sticks. We do see alot of very large grasshopers in our yard and a small frog lives in our sons outdoor toybox. The toybox lid is always open and that frog has been sleeping in there for almost 6 months. It is very funny.
The owls are great especially when they call to each other at night. We enjoyed hearing the coyotes last fall/winter, but we have not heard them yet this season.
I have yet to see a cat in the neighborhood. I would guess this is do to the coyotes.
Great star gazing out here as well.
