Have you paid ANY attention for the past five years?
There was a huge secondary market – it was the majority of the market. Mortgages were bought, bundled, traunched, diced/sliced and turned into mortgage backed securities, aka derivitives. These were sold as investment vehicles. This profitable scheme demanded more and more mortgages, so underwriting was relaxed and anyone with a pulse could get a mortgage.
Then the shit collapsed because real estate does *not* always go up and people who never should have gotten a mortgage stopped paying on their notes.
The secondary market disappeared overnight. Because no one wanted to buy mortgage backed securities – because no one trusts the underwriting. And we’d learned that real estate is like any other market – it can go down as well as up. And when it gets to bubbly heights – it can collapse.
The GSE’s are the only folks willing to buy the mortgages… And they were pumped up to fill the demand to help ease the liquidity crisis. Some day the secondary market might come back… Perhaps banks will go back to holding the mortgages they underwrite… but I’m not holding my breath.

I guess it comes down to whether you are turned off by basing the curb appeal on the car storage or whether you prefer the look of the garage defining your curb appeal.
I’ve lived with both.. aesthetically I prefer the garage in back, and the house being what you see… but I also like driving straight into the garage and entering the kitchen from the garage. That’s a big plus of an attached garage.
But at least in my neighborhood, most people park their cars in the driveway or street and fill their garages with junk.

SEC made Angelo Mozillo pay a huge fine (but admit no wrong doing. It was something like 65 Million – of which Countrywide covered 20 million – and Angelo had to dig up 45 million from his estimated 600 million fortune.Ironically – BofA just settled a countrywide related suit for $335 million. Not for lending to lower income people with more favorable terms than middle class people – but for being discriminatory in their lending to minorities… pushing minorities into crappier loans. Kind of runs contrary to what you were told by that countrywide rep.

I’m technically a boomer (tail end of the group though)… I LOVE the fact that pantyhose and ties are obsolete. Love love love it!. Although the tie and hose thing is still around on the east coast to a degree.My boomer bosses are worse with the cellphones and texting than the younger crowd… in meetings they are constantly taking calls, or answering emails/txts. I don’t think that’s a generational thing – I think that’s a cultural shift that has occurred in the workplace.
You work in one of the last fields to stay formal with suits and stockings… the legal field. And even that has started shifting. You used to have to wear formal business attire for jury duty. Now it’s “business casual” and I’ve seen flip flops and shorts in the jury rooms. The culture is shifting.

SEC will fine them and not make them admit wrongdoing. They’ll walk away with a slap on the wrist.DOJ could throw them in jail.

Participantfollowing up on what ucodegen said… spend the time to learn how to put the tire cables on down here… So you can exchange them if they’re the wrong size.
We had the unfortunate experience of discovering that the cable chains we’d bought for a spring trip to Yosemite and Sequoia had the WRONG size in the box. Actually – only one of the pair was the wrong size.It snowed while we were in Yosemite – and we had to pay extortion rates to get the proper size so we could leave the park and head to Sequoia. (Pass required chains.)

Most women are still quite fertile throughout their 20s and into their early 30s. You marry when you find the right person to marry. You know, love… compatibility… right place/right time. Not because you’ve reached a certain age.
For me it was later. I married at 38, popped out the first kid at 39, and the second at 41. Neither has any chromosonal defects. Though they both have mastered being annoying.
And back to the OP topic… I’m at the tippy tail end of the boomers. My husband is a full blown boomer. Something my husband and I had in common – we both had to come up with 20% downpayment before we bought… so it was late 20’s for us (separately) before we bought homes. Most of our friends who were buying were in the same boat – not buying till late 20’s or early 30’s.
The downpayment requirements that used to be more common delayed me and my friends from buying sooner.

We did a dyi repiping in the past year… not because of a slab lake but because of the stupid routing… the hot water line went uninsulated into the slab, then to the powder downstairs, then back to the slab, then up to the attic, then down to the two upstairs bathrooms, then finally down to the kitchen sink. Life is much better now that we can get hot water quickly due to more efficient routing through the ceiling.UCGal

threadkiller – those pictures are pretty impressive. At first I thought it was just someone who seriously needed a good garage sale to get rid of the crap they’ve acquired and is now cluttering their house and yard… (How many exercise machines were on that deck?)But then I kept scrolling and saw the holes in the walls, ceilings and doors… and that picture of the random black plastic hanging off the balcony… those pictures are disturbing.
