ParticipantIt’s a crapshoot what will happen with FL’s delegates anyway.
The RNC already cut their delegates in half because they moved their date into January.
And FL-GOP says they’re winner take all – but RNC rules say only 4 states in the early primaries can be winner take all: iowa, NH, SC, and Nevada. FL is not on the list.
But the FL-GOP is saying they can’t be punished twice – that halving the delegates is the only punishment.
It will end up in court. It will either be proportional delegates, or winner take all… but it’s not clear which.
While it’s far from done… Romney has a big lead on delegates.

To your other point… I live in the UC cluster -so Standley MS and UCHS are always an option. They look great on paper… but my experience has been that API’s don’t tell the whole story.
I’ve had friends with kids with very good experiences at those schools- and friends who’s kids failed to thrive there. One pulled her son from Standley to go to Roosevelt. Not convenient – but a better fit for her son.
(My other friends who’ve choiced into Roosevelt live closer and had crappier (on paper) neighborhood middle schools.)
HTM is one option. As you’ve noted – it seems to line up with my kids strengths and interests. Why not apply? Improves the odds infinitely (from zero to greater than zero)
But they get so many more applications than have slots available – according to the website – 4 times the number of applications than spaces… 25% odds are not the best.

ParticipantBoth Paul and Santorum chose not to do a lot in Florida because it was a no-win proposition… too much money to compete there.
Both are focusing on the Feb Caucus states from what I hear on the tee-vee. Nevada, Colorado, Minnesota… plus Arizona’s primary.
Paul will also be in play in VA. Gingrich and Santorum aren’t on the ballot there.

ParticipantOur experience with the inspectors was mostly good as well. They caught stuff that was important. Sure they made a couple of really nothing-burger minor things get fixed…
The inspector, if they do their job, is making sure your home is safe/to code. Why not have an extra set of eyes. Not all contractors are perfect.
(I made myself LOL with that last line.)
San Diego’s code is mostly to the UBC… but there are deviations/additions. Drove my husband nuts.
I totally agree that you should be looking over the contractor’s shoulder.

IIRC – they do not allow rentals. It’s deed restricted. Unless that changed since they first came online in 2001…
It’s what prevented us from even considering them. We’d just relo’d back to San Diego from Philly and knew that life might toss us for a loop – and we’d end up moving back to Philly.
They may have removed the deed restriction in the intervening years since they were built… but that was in place at the time we were considering.
But I do agree with the advise to rent first. No need to purchase right away – the market is fairly flat and it will give you a chance to assess what neighborhood/school is right for your child.
As for looking at middle schools… I see the point of that. I’ve got a 5th grader so am in the throes of figuring out our next school situation. Better to consider it early.

ParticipantA note on high tech high/high tech middle…. they are charter schools and admission is by lottery. There are also multiple sites. My understanding is that it is MUCH easier to get into the south bay campus (convenient to Chula Vista) than to the campus at Liberty station. I have applications in for the point loma campus for both my boys but am not optimistic. That said – it looks like an incredible program,

Liberty Station might be a very good fit of urban/parks/convenience to the airport and family. Our friends who live there love it.

ParticipantGiven your family’s areas and your interests in middle schools… I’d suggest North Park in the Roosevelt middle school boundaries.
Roosevelt has an IB program, a well respected seminar program (if your kid tests in), and feeds into San Diego HS.
San Diego HS has various campuses within campuses – including an IB program, etc.UCGal

Some contractors will agree to this, others won’t. They can often get materials for less than retail. If your contractor is having cash flow problems you can offer to issue joint checks… checks made payable to both the contractor and supplier or sub.UCGal

Yes they can. If the gc doesn’t pay them AND they’ve served you with preliminary notices within 20 days of the start of work, they can attach a mechanics lien for any unpaid work.Keep track of these notices and insist on unconditional releases (or partial releases if progress payments are being made.) Do this for every sub that you know of.

ParticipantIf you are considering filing for the GCs bond, do it sooner. The 12.5k is for ALL claims, on a first come first serve basis… you want to be in the front of the line. We were second in line on a roofer’s bond and even though our claim was much larger and approved as valid, we got a very small payment because another claim was in before us.
Your GC might find the cash to make it all OK with the bond company and you because they don’t want their bond rates jacked up because of a claim.
