ParticipantI agree with xboxboy. Hire a soils engineer. Our house is a 1960’s house… our lot slopes… but the did a cut/fill of the cobble/clay when they original developed the area in the early 60’s. They did a good job. It’s all native dirt – just cut from the high spots, and used for fill in the lower spots. They did good compaction.
When we built our casita we had to do proper compaction with a geotechnical company supervising. We were happy to have another set of eyes making sure the work was being done correctly.

Redfin gives more data (sales history, etc)… but sdlookup lets you comment on specific properties, or read others comments.I find myself going back and forth between the two.

Head up to the far-northeast section of Philadelphia next time you’re there. Tell me then, that Russians are all slim and stylish… Check out along Bustleton Ave and Red Lion Rd… I have coworkers from that area… they weren’t slim or stylish. Maybe that’s an engineer thing, though.

ParticipantMy best whale watching experience was on a small passenger ferry that used to operate between Bellingham and Orcas Island.
2nd best was on a state ferry from Anacortes to Orcas.
Extrapolating, riding the ferry to an island named for Orcas, improves your odds of seeing orcas.

Take a ferry over to Bainbridge Island and back. The ferry ride itself is fun. If you time it – you can walk from the Bainbridge ferry station into the “town” for lunch- there are some decent cafe’s there. (But it’s a small town. 🙂 )
Explore Pikes Place Market and Pioneer Square. I love both places. Watch them throw fish. Look for souvenirs at the little shops in the Market, rub the pig’s head. (Note – there are several levels of the market… tourists sometimes miss the lower levels.)
Check out the Seattle Art Museum. Laugh at or enjoy (depending on your perspective) the hammering man ouside the museum. It’s on 1st – halfway between Pikes Place and Pioneer Square. I love the architecture of this place.
Take the monorail from Westlake Center to the Space Needle. Go up in the Space Needle.
I love Seattle. I lived in Bellingham for 3 years and had friends in Seattle so I spent a lot of weekends there.
Skip the car – if you stay downtown you can walk to everything I suggested.

ParticipantIt’s in our long term plans for our casita. When the in-laws no longer need it we’ll start renting it out. It’s literally in our yard. (Big lot, though, so privacy for all parties.)
The things mentioned here all make sense to me- get to pick the neighbor. We’ll price it so they want to stay – so will behave well.

Can you explain the rules to us. I see 3 threads and I’m not sure why the second 2 were started.Are we allowed to comment on the data (which seems to have happened).
Are we only allowed to agree with your conclusions?
Obviously, you decide when someone has broken the rules – but it’s hard to know what the rules are.
