ParticipantI don’t know a good CPA – but I think it’s important you get one.
Bankruptcy will NOT wipe out tax debts or student loans. They’re specifically excluded – as is child support obligations and judgements against you where fraud was shown.
(I’m currently in litigation and fully expect the judgement we’ll win to be wiped out by bankruptcy… so I’ve been reading up on bankruptcy rules and what we’ll need to have fraud established on our judgement.)

ParticipantI’m still too chicken to buy this way. I’ve worked hard to save my $$ and don’t want to risk it. Seems like there’s too many ways to lose.
(Although there are lots of ways to make money too.)
Maybe I should change my pigg ID to scaredycat. Oh wait, that’s taken. LOL.
But the idea of buying at the steps is intriguing… Especially since I am attracted to the idea of getting a rental property if it cash flows. But the risk of unrecorded liens, no inspection, etc… those risks keep me from pursuing it.

I think Jim the Realtor (bubbleinfo.com) is trying to put together some financing packages for trustee sales. But there are limitations – 30% down for example… I’d contact him as a start.
Since you mention you’re looking downtown, I assume you’re looking at condos. Be sure to look VERY closely at the HOA financials for the building you’re looking at.

Since you mention you’re looking downtown, I assume you’re looking at condos. Be sure to look VERY closely at the HOA financials for the building you’re looking at.

Hasn’t Cher had her share of groupies. Rob Camilletti, her 22 year old bartender boyfriend comes to mind.
But it does seem to be quite a bit rarer. Chrissie Hynde (pretenders) commented that she’s never been approached by a male groupie. I challenge you to find any comparable MALE rocker that could make the claim of no groupies.
