ParticipantLOL – I just answered your same question over on sdlookup.com.
1) Staggered checks or checks for higher than the amount and get paid the “change” a week or so later.
2) You can look up the previous owner on the county records database site.
http://arcc.co.san-diego.ca.us/services/grantorgrantee/search.aspxIf you don’t know who the owner is – you can usually figure it out by plugging in the address to the property tax database

(this will also tell you if property taxes are current.) Take the owners name from this tax record- and plug it into the grant deed search… You’ll see federal and state tax liens on that.
also look for mechanics liens, absentee judgements, etc… all red flags. I’m not sure – but I think judgements about unpaid child support can show up.
3) I think the 2nd gets wiped out at trustee sale. Fed tax liens must be settled, I’m pretty sure. So you should avoid properties that have these kind of red flags.

ParticipantBe sure to do your research on schools – not just listen to peoples broad opinions. I’ve been surprised to see Mira Mesa (SDUSD) schools doing pretty well on API scores. Steady improvement and starting to seriously compare with wealthier parts of SDUSD. In the past, based on NO research, I would have discounted Mira Mesa because of the schools – now I don’t.
They may not be the absolute highest scoring schools in the county – but they’re respectable and when you look at the price of homes in Mira Mesa vs the price of homes anywhere in the Del Mar school district…

ParticipantGiven the recent report that says 23% of houses that have mortgages have negative equity… I’d say we still have a bubble that needs correction.
The negative equity is heavily concentrated in five states – and California is one of them.
According to the report there are 2.4 Million mortages with negative equity in California alone.

Some percentage of that will hit the market through short sale, foreclosure, deed-in-lieue… causing a downward pressure on prices.
