ParticipantI doubt AAA or Amica will touch it. Both operate under the prefered risk catagory – and don’t write policies in fire zones. We tried to get Amica to quote us – they refused. (University City – above 52- so canyon adjacent.) AAA only agreed to give us a quote because my father (who sold us the house) had them AND it was a family transaction… they would not have given us a quote if I were buying from a stranger.
When we needed a construction policy, when we were building our granny flat, AAA refused. So we had a separate policy from Farmers. Farmers seemed much more willing to write policies. So we had two policies – AAA for our home, Farmers for the course of construction policy. Now we just have AAA for both – but Farmers was there when we needed them.
I would definitely talk to Farmers ins. – the agent we used was Scott Field in Mission Valley.

ParticipantThe price has been lowered from the original listing price… It started at %527k on 1/6/2010, did a token drop on 2/4/2010 to $525k… then a significant drop to 495k on valentines day.
The owners probably feel they’ve lowered $32k in less than a month… they deserve full price.
As far as the location having 3 sides being road… my step mom lives at the end of one of the streets off of Huerfano in Bay Ho… – it’s nice to only have neighbors on one side. But then again – the street she’s on and the street her street loops around to are quiet.

ParticipantYou can order the document.
Or, if you have connections (I don’t) you can get someone who works a title company look it up for you. What kind of lien is it?
Trust deeds are mortgages. But there are lots of other liens…
Mechanics liens are typically from contractors or sub contractors who did work and weren’t paid (or pay is in dispute.)
Absentee judgements are civil awards that have not been settled or discharged.
Tax liens come in a few forms – state (will show as NT STATE TAX LIEN), county (shows as something like CTF TAX LIEN)… feds…I’ve also seen things that just say “notice”… You’d have to order the doc (or go to the county recorders office) to look at that.
I’m pretty sure (but not absolutely certain) that you can look up the docs at terminals at the county office downtown… At the office where you get copies of birth/marriage/death records… You pay if you want copies – but you can look at whats in them… I’m pretty sure…
