ParticipantI’ve seen some properties that fit CARs description. But in my hood – University City…
This one comes to mind:
http://www.sdlookup.com/MLS-100003395-4327_Benhurst_San_Diego_CA_92122They’re on their 4th MLS# in a year, resetting the DOM. Their price reductions have been small. The property has some issues – the big one is that it backs up to Governor drive.
They paid $420k in 2000 – but have probably pulled a lot of cash out. They originally listed for close to $1M. It was too high back then – and they haven’t dropped much.
It doesn’t help that 4346 Benhurst, across the street, is scheduled for trustee sale next month. That will provide another uncomfortable comp for them.

Participant

Your CV is Chula Vista. There are smug CV (the other CV) homeowners who believe that their neighborhood is immune. π
briansd1, by “other CV,” I take it you are referring to my 200,000+ annexed neighbors to the far east (and southeast)??
Not Brian, but I think he was referring to the other CV being Carmel Valley. It seems like on real estate blogs Carmel Valley is the holy grail of real estate – and totally immune to any downturn. (On the blogs, not reality.)

Participant
So what’s the word on the street?
I have weekly emails from job boards and i’m seeing the same jobs month after month.
I live in UC, so alot of my neighbors are scientists and a few have been out of work for months as local shops closed down. They’re thinking of relocating to SF Bay or Denver to find work.
I’m seeing the same thing here in UC. Maybe it’s just our microcosm. I just found out why I haven’t seen one neighbor in a while… He’s a PhD scientist who was laid off – he’s been working in LA during the week. My kids classmates – several have at least one parent looking for work… and these are all scientist parents. That said – the neighbor across the street is back at work after about a year off. She does escrow/loan stuff. I guess the low rates, government intervention, etc. have created a demand for her job again.
