ParticipantIf the backyard faces north that means it is shaded by the house for much of the day. That’s good if you don’t like high temps. Not so good if you like to garden or have a pool that will be shaded.
The garage facing south… no opinion on that.
For me, what would be more important is the direction of the roof line. Having a south facing roof line (eaves run east/west) means you could upgrade to solar in the future. Solar panels work best if on a southern exposure. Unfortunately, our roof line runs North/south – so we’d have to settle for west facing panels.
Every home owner is different. Every home owner has differing priorities. I like to garden and would like to install solar someday. A north facing backyard means the panels would be in the front – so more visible from the street.

Anybody have experience or know anything about VRBO (vacation rental by owner). I’ve been thinking of using that for trips to big bear. I’ve heard good things about it, but once, a few years ago, I heard about somebody getting scammed.
I’ve used VRBO both domestically (Santa Barbara, Sonoma, Kauai etc) and internationally (Italy).
Like anything over the internet – it pays to research… I look for properties that have been reviewed – either with VRBO or Trip Advisors. In looking for reviews I often find that the person is listed with more than one site/agency… and sometimes I can find a better price by booking through a self published site… So that’s a win-win.Most places that have been vacation rentals for a while have reviews and an internet “history”.

Participant

Say,Brian, weren’t you in the process of flipping some properties in Florida or do I have you confused with someone else or someplace else?
Yes, I am with some friends/partners in the Fort Myers area.
Being on the gulf side – is there any perceptable drop in prices based on the BP spill? – or is that all further north on the panhandle?

Participant
Actually all those “nice” features are very standard on most new construction and have been since about 2004.
Some don’t even sound like upgrades… ceramic tile surrounds in the bath/shower? And… oooo- weather stripping. That cinches it for me.UCGal
