I’m not qualified. Never claimed to be. I’m much better at UC, Clairemont, etc… and even then I’m NOT an expert or qualified.
But – if your asking for my non-qualified, non expert opinion on an area that’s outside of my expertise….
It’s on a street without a lot of turnover… But here are the more recent sales on the street…

http://www.redfin.com/CA/Encinitas/418-Parkwood-Ln-92024/home/4067564 – sold during bubble times for $910k. (next door to linked house)
http://www.redfin.com/CA/Encinitas/460-Parkwood-Ln-92024/home/4067584 – 2 houses up from the house – sold for $950k at the peak of the bubble.Just on the surface – it appears that $627k was probably a fair price in my non-qualified, non expert opinion… but I’m not sure why you singled me out on whether I was qualified to state whether it was a fair price.

I looked into it and talked to my ped about it – it was a total non-issue in San Diego and other sunny climes unless you avoided sun, stayed indoors etc… 20 minutes a day of sunshine produced more than enough vit D.
Even still – it might make me relook at my diet. I’m already pretty good about eating cold water fish, etc… which are high in vit. D.
