John Laing looks like they might be getting close to your asking price. You can always give them an offer, we are getting close to most builders 4th qtr year end and they need to make those numbers.

TubaParticipantSometimes even 55+ communities you get what you pay for. My parents bought into The Colony in Murrieta around 2000, they paid in cash and thought the same idea of like minded people. But, they had trailer trash retiree’s (they need to retire someday too) living next door. The neighbors across the street ran a business out of their garage and kept it open during the day with lawn chairs in the driveway hanging out all day. The couple next door had a big huge dog as a pet and he barked all the time. Oh, and don’t dare ask nicely to stop a retired neighbor’s dog from barking, you know how older people are, and the older trailer trash ;). Yeah they got yelled at, and then bad looks everyday from then on out. My parents tried everything to complain to the association. In the end they sold it in 2002 with a profit and bought a brand new golf course view home in Murrieta in a all ages neighborhood. They are very happy now. I think it’s how much your tolerance level is and your situation. If you can put the blinders/ear muffs on then you should be alright. I am in lala land now in Oceanside, but my son just turned 1 year, I don’t want to put blinders on him during his school age years (I am saving now for the good school district areas). Good luck.
TubaParticipantGreat insight Temeculaguy. I can vouch for that report about DR Horton. I am a sub-contractor for the majority of the new home builders and we do 95% of DR Horton’s work. I didn’t know about them lowering prices again and or firing the sales staff. This is good info for me. DR Horton has been leading the charge in price reductions for Riverside. We have been working like crazy for them in the last 2 months. They have been building as if this were Summer 05-06. I also think that it is a better deal to buy a new home with the upgrade incentives. You also get a 1 year stucco to stucco warranty, and a 10 year major warranty against defects. I will be looking in this area for a rental investment once prices drop to $299 and below.

TubaParticipantI can actually contribute. I’m in the construction industry and last year I was a part of the mass lay-offs from the Tier 1 builders. I am still in the industry, just now I work on the other side of the fence (sub-contractor of the Tier 1 builders). I worked in operations, and I worked at the time with the sales department. You can get your deposit back if your close of escrow is more than a month away and you have a valid reason (job loss, can’t find financing, family emergency etc..) The sales agents job is to give you the most resistance that you cannot get your deposit back. The strong and the “squeeky wheel” will always prevail. You can do this by bypassing the first line of defense, the agents, and go to their regional managers on up to the Daily Units Processed dept, sales director, to the President of the division. I’ve seen it plenty of times, they give in even if it is under 1 month to COE. I’ve seen one guy deny that was the house he was shown, when it was ready for the first walk. Good luck, be tough, and be prepared to work for that 20k back.
Side note: This is a great site for my market conditions reports, and I use any information about builders slashing prices to generate sales. Gives me a heads up to call and start scheduling work.
