Yea very thin IMO,
They did not bother to ask where they would want to buy.
(Malibu is not in the same leauge “market” as escondido).
I think there will alway be some High end markets that will hold up better but they are very few in number.
And the average Piggington is not really interested in these area’s (Not without some sort of windfall anyway).

If Sales are not increasing (ie.. decreasing), The Number of listing being stable for the moment is not of much relevance.

I am an example of this, I bought a McMansion in 2002 in Temecula, Would love to upgrade to MacMansion in Costal North SD, But will not sell the Temecula place and could go on living here in Temecula very comfortably in the mean time (even if housing prices never crash in NC thank you).

Anyway, This whole outsourcing thing is cost driven, not Talent driven like they try to say.
There were a lot more engineers in SD in 2001 than there are today, it’s all about costs.

I think this will serve to drive down wages and increase unempolyment at least in the short term.

Maybe,
I think it all has to do with (if and or how bad) we get a recession,
A hard recession would go a long way toward clearing out the excesses of this latest bubble.
But the Builders have to eat, to eat they must move inventory (So there is yet another wild card out there).
