I think we are almost in the same spot as we were in 2008 (with the exception of TV of course, just kidding).
Nothing has changed much.
it’s still the same problem, HOUSING.
In CA approx. 30 % of home owners with a mortgage owe about 100K more than they can sell for, sorry you just cannot have an economic recovery in conditions like that.
Probably the same amount who paid 100K more than they can sell, (that’s real money to most people).
12 % unemployment in SoCal and no credible plan to put them back to work (I guess it’s nice if no one in your hood works in construction).The bad debt did not go away, it just got transferred to the Gov. so yea very close to 2008, not much has changed.

ParticipantI want them to say,
hay the real reason we cannot create Job’s is because we are stuck in a chicken and egg situation, We need more chickens but we eat the rooster so to speak and all the chicken are getting old. That in all these local areas we have all these unemployed construction workers , loan agents , RE agents Escrow agents and everyone else that they spend money with , That people cannot move because they are stuck and others are unable to move because they cannot take the loss, and there is nothing that will solve that but time and inflation.
We cannot possibly employ all these people in other trades or even retrain them and in reality we will need a lot more building at some point in the future because of all the not building, this will cause another bubble because we never addressed the issue of Owners Equivalent Rent. So rate policy will always be several years behind the housing inflation.
To sum it up we are for the most part powerless and green jobs can in no way replace all those local jobs that were lost in different locals. Also your cities will most likely will not be getting the revenue need to continue to operate until such time that the above is addressed.
But the good part is there will be less urban sprawl and we kind of like that result also less household formation will mean less population growth.
