svelteParticipantTwo things we’ve done.
First is to let the kids keep it, but limit how much they eat. As the months go by and they see the remaining candy becoming inedible, they get smarter about how much trick or treating to do the next year.
Second is to let them pick their favorite and take the rest to work as giveaway. A very common practice, many other people do this too.

svelteParticipantWe actually considered buying in a development like this – CC&Rs but no HOA. It even had an arch review board.
So before we purchased, I contacted the board and asked a hypothetical question: what would happen if someone built without arch review board permission?
The question was met with a deafening silence.
I took that to mean that, since the review board is staffed with volunteers and there are ZERO funds since there is not an HOA with monthly dues, there is nothing they could do.
An individual homeowner could likely sue the violator, but that homeowner would have to bear all costs associated with the lawsuit.
svelteParticipantWe used this company 8 years ago.
They did exactly what they said they were going to do and the gutters have held up very well.

At this point, people in the neighborhood are wondering if there’s anything that can be done, and if so what.
I’d appreciate hearing from anyone who’s had similar experiences or who has good knowledge about this sort of situation.
Thanks,

It depends entirely upon what is written in your governing documents and whether the current HOA board has the desire to enforce them.
Most governing docs outline penalties for those who flaunt the rules and process, with graduated fines that increase with time.
What varies widely is how far an HOA can go to ultimately enforce the rules. Some HOAs can actually foreclose on the homeowner when they get high enough in arrears on what they owe. Some HOAs are banned from foreclosing if all that is overdue is fines, but they can still lein the home and wreak havoc if the owner ever tries to sell. Some HOAs have no teeth at all.
Check your docs, then let the board know you as a neighbor want those docs enforced.
(Also note that enforcement must be done in a uniform manner – if they haven’t been enforcing the docs in the past, they could open themselves up for a lawsuit if they choose to do so only in this one case)

svelteParticipant
He’s the one laughing.
IMHO, people like Trump, K, and others use Chapter 7 has a way of burying debt and walking off with all the money.
Absolutely. I’ve heard that those with lots o money have failed (filed bankruptcy) multiple times…they have just learned how to section themselves off from the sinking ship…
svelteParticipantOver the last 4 years we have bought 2 sectionals (over 13 ft each) and 2 sofas for our house.
The sofas were $600 for 2 (Mor), one sectional was $2K the other $2.5K (both Macy’s).
So far – they have all been great – none shows any sign of wear…and the Mor cheapies get hours of use each day!
And I wouldn’t worry too much if you see a few people online bitch about sagging/wear. There were several complaining about our $2.5K sectional online and it has been perfect. I think some people could find fault in anything.
We are actually looking for one more couch, then we will be full up in all our rooms.

svelteParticipantThis thread is a trip.
We heard a comedian a few months ago talking about snake fences in his routine. We thought he was joking and have been lobbing “snake fence” jokes at each other for months now.
With this thread, I find out they are real!! I just googled it – they sell them!
I can’t quite wrap my head around the concept – they must just work with bigger snakes cuz smaller ones would scurry right through I would think.
And don’t snakes climb?
October 24, 2012 at 5:38 PM in reply to: OT- If you find a rattlesnake in your back yard-do you kill it? #753144
svelteParticipantYes, I kill them. Wife’s orders, I’m the enforcer of her zero tolerance policy. Not my favorite job but somebody’s gotta do it.
And yes, our dog has been bitten by a rattler. The dog was a pup and the snake was a baby. It was a very expensive week at the vet.
svelteParticipantNobody has said Romney yet?
Weird.

wifey almost has me talked into yes on the 3 strikes one. we’ll see. her point that drug infractions shouldn’t count is valid. plus she’s a very nice squeeze.
svelteParticipant
By North County San Diego I assume that includes Temecula?
Look what 2 mil will get you in Temecula (aka Tree City USA):

And need I mention that Temecula schools really are top notch?
I think paramount’s on to something.
Personally if I had $2M and wanted an acre, I’d move to northern calif and spend a fraction of that and bank the rest. Probably somewhere along the 80 corridor west of Sac. Maybe up in Napa.
But given your socal parameter, I would almost certainly buy in the Temecula Valley wine country. And buy one helluva a/c unit for my house. I’d be in heaven.
