I bought in clairemont after realizing UTC homes were very very old and overpriced for us. We set a budget and were not going into a bidding war to spend an extra $50K renovating. also the houses we saw were mostly setae sales and more than likely a parent died in it and that really freaked me out. Anyway, I never thought to live in clairemont but the location can’t be beat. I just remember my family visiting from up north and stayed with us, all they can say was, “wow, everything is so close!” Our street is great. Others may not be as nice, we are not on the mount streets but near the canyons towards UTC. A few houses just sold for $550k (decent looking but could use some touch ups) and a really old one sold for $440k but was all original basically 3 be 1.5 ba. A person bought a house 2 years ago for $330k, did a bunch of renovating (not the best quality), it’s a 5br 3 ba (small rooms) rented for $3300. CRAZY! Another 3/2 rents for $2300. I think more homes in UTC are geared toward students as they have more rooms and is closer. I do know some people who bought in UTC and ended up living near renters who party weekends. It sucks when you pay $600k for a house and have to live with that. Our neighborhood is mostly owner occupied and family renters. Good luck finding a decent place though. I disagree when people say Mount streets are the best, you have to check out those locations yourself. We wre lucky to buy our place 4 years ago and refinanced because our mortgage is only $1500 and we can rent for at least $2000
