Just curious, why do you think we should use the prices from 2000 as a reference? Also, the comps you mentioned are no in “Stonebridge”, don’t you think that Stonebridge homes should be valued differently (possibly lower) due to more inconvenient location, higher number of distressed properties and higher MR?

While you may be right with the price, “Serenity” just around the corner is still selling new homes for $900k before upgrades and the much larger “Sanctuary” home seems to be a “bargain”. I wouldn’t be surprised if this will be bid up to $1.2 mio. Also, many people don’t seem to mind (and can afford) to pay several hundred a month for MR and HOA.

ParticipantIn my own experience you will not be able to get a short sale at the asking price. Therefore, it doesn’t really matter how low the asking price is. Most short sales go for the market rate.
