An artificially inflated stock market does not a “recovery” make — the recovery never happened for the average American schmuck. Not while labor force participation rates are at 63-and-change per cent, pretty much record lows for the last 10 years.
Yeah, a lot of institutional buyers and wealthy people have money and are taking advantage of the relative cheapness of real estate, but what’s new?

I don’t see what’s so horrible about downtown. Good view of the waterfront and marina, close to the airport if you’re someone who needs to fly out frequently (takeoffs happen the other direction), lots of pretty 1920s/30s buildings.
Coming from NYC, I didn’t get a super-diverse vibe from downtown. More of a business district and less busy after hours. North Park and the areas around it feel much more diverse to me.

ParticipantBelieve me, the world has already thrown me many turds, starting with a case of a polio-like virus when I was 6 months old; doctor didn’t have much hope for me leading a normal life or even being able to walk. All the more reason to attempt to live a supra-normal life – I’ve always been an ornery, contrary sort of guy.
In short: time to start tossin’ em back like a chimp on crystal meth.

The “other stuff” is where my offers on short-sales and fork-lost homes come in. I intend to have enough rentals to pay basic living expenses (food, housing, health insurance) within the next 1.5 years. If I get any one of the properties I’m on offer with and am able to rent it out at market, my housing expense will already drop to no more than a couple hundred per month. Anything additional that I get from contracting or stock market gameplay will just be icing on the cake.
If I can’t live like a European in the US, while having the benefits of living in the US, there’s no point in remaining here.

ParticipantThis is why I’m freelance. If I were to go full time, I’d probably move somewhere outside of Dumberica first, since most countries are more civilized about vacation time rules than we are. I’m a dual citizen so I can legally work anywhere in the EU as well as in the US.

ParticipantGood stats, but flawed since they don’t tend to take foreign immigration/emigration into account. Which is the source of a lot of the flow into the NYC/NJ/CT area. A lot of people come in or out with just a few suitcases — I know that my parents did in 1971.
(And it’s great to live in a city that’s slightly less than 50% foreign-born.)
