ParticipantI’m OK with that. I’m more into emotional companionship, and a 60 year old can share that just as well as a 40 or 50 year old. I’ll just make sure to smoke and drink more than average before then so I can “catch up” in age 🙂

ParticipantWhat’s wrong with being a “cougar?” (Woman who dates younger men.) As a early-30s guy, I actually prefer the company of women in their late 30s to mid 40s to my age or younger. Generally smarter, more together, and less goddamned boring than little ditzes in their 20s.
The more cougars, the better in my book.

ParticipantYet smoking rates are higher and sugar-substitute use is much lower in European countries with a higher life expectancy. The keys, IMHO:
(1) Active lifestyle — a lot more people commute on foot or by bike
(2) Portion control
(3) Lower levels of stress. 50 hr work weeks combined with 3 hr/day commutes are much less common.BTW, outside of CA, indoor smoking in restaurants and bars was allowed well into the 2000s. NY banned it only in 2003, NJ waited till 2005 or 2006 to outlaw it. It’s still legal indoors in bars in Pennyslvania.
As far as sugar substitute use, it’s not clear that most substitutes are any healthier than sugar itself, when used in moderation (since they tell the body to expect a load of sugar while not delivering, confusing the pancreas). And if anything, since a lot more sugar comes from HFCS than it did 20 years ago, we may be worse off now.

ParticipantThe bank can’t sell the loan to a GSE without meeting certain specific guidelines. Less of an issue if the bank keeps some of all of the loan on its own books. So yes, banks can and will, but you have to work with a bank that can be flexible.
Also, keep in mind that the California Homerenters’ Bill of Wrongs hasn’t made it terribly easy for a bank to “just foreclose” and get their money back at the sheriff’s auction.

ParticipantJust FYI, “cougar” and “digger” are almost diametrically opposite states of being. Cougar is an older lady looking for a younger man. Diggers typically look for an older sugar daddy.

ParticipantIf the properties produce income, you may be able to work with a local bank/credit union to tap them (up to 65% of equity or so). You won’t get a GSE loan, but portfolio lenders may work with you if the deal makes sense.

ParticipantI can’t speak to L.A. area, but aren’t the straight male/straight female ratios of both San Diego (due to military) and SFBA (due to techies) skewed to have more men than women?
I can’t find it now, but there was a study that showed that even a small skew in gender ratio towards more men caused dating to become MUCH harder for men, more than could be surmised from the numbers alone.

ParticipantWasn’t our top tax rate something like 80-90% from the 30s till the late 60s? If anything, taxes have been unnaturally low (especially for a “war era”) over the last 12 years, thanks to Idiot Chimp’s tax cuts and the Repugs’ steadfast refusal to roll them back while spending like drunken sailors on our military and associated parasitic “contractors.”
