ParticipantUnless things have changed recently, I’m pretty sure no insurance is required to get a drivers license. Drivers don’t have to be insured, cars do.
But a valid driver’s license is required to insure a car 🙂

Allows a driver to legally register, smog, and insure their car against any mayhem that may be caused by it, for one thing.
The “it’s only a phone call” argument doesn’t hold water. Ordering an action is morally the same as being a participant. I mean, if you called up your uncle Vinny and told him to break my kneecaps, would “it’s only a phone call” defend you against charges of assault and battery?

ParticipantDriver’s license is a license to drive, not a license to live in the US. Better to control driving than to have a large % of people driving around without a license. Also, local police deporting illegals on sight doesn’t necessarily serve law enforcement purposes. If illegals know that they’ll be auto deported, they will avoid the police, thus hindering investigation into more severe, more violent crimes.

San Diego people haven’t struck me as obese on average. I think there are too many ex-military and generally outdoorsy types in the city for that.

ParticipantI can understand rage over parking spots on a crowded city street, but unless a parking lot is 100% full, why do people fight over parking lot spaces? It’s not as if walking another 200 feet is the end of the world.

ParticipantI’ll stick with a normal car, thanks — if someone is really bent on harm, a 4800 lb crossdresser utility vehicle won’t protect me against bullets any more than any other vehicle. Not going to take a 40% hit on gas mileage just because of the 0.00001% chance of something like this happening.

Total $1,475You’re high as far as rent. I’d guess $1300 maybe. As far the rest, I’d say:
* HOA shouldn’t be above $250
* Property tax will be $150 (1.2% of 150k) / 12 mos
* Repairs won’t be $75/mo if you fix it right in the first place
* Insurance will be about $20 per month. HOA covers the buildings themselves. Landlord’s insurance is basically liability. Choose a number slightly greater than your net worth.After adding vacancy and unexpected costs, you’ll likely end up with 6-7% assuming no mortgage. (Cash on cash, which provides a good way of comparison.)
