ParticipantFIH — lot size depends on where. There are a lot of older towns where houses have tiny front yards and bigger back yards. Which is great for privacy.

This is a really attractive beach town, but plenty of that type of thing in other places. Off-street parking comes from back alleys rather than from the street.

ParticipantFiH — every year, we get maybe 1-2 storms above 8 inches. It’s usually much less. If you don’t want to shovel, pay someone else to do it.
And buy a house with a small front yard/driveway so you don’t have much surface area to shovel. Huge front yards are generally a waste of time/money since you have to keep them looking nice.

ParticipantI’m about to put on x-c skis and hit up the park. Not minding it one bit.
I love me a climate with real seasons.

ParticipantSolution to this is simple. Plow, sand, mandate winter tires. No need for salt in most cases. If someone without snow tires crashes and burns with snow falling, don’t render aid and fine their estate $10,000.

ParticipantWill you really use those if you’re near the ocean and a public park or three?

ParticipantWhat the motorcycling flip are you getting for $266/mo HOA in a detached home?

ParticipantIf I were the OP, I’d look at one of the following and spend a few hundred k doing a full reno. Though I wonder what’s wrong /w the first house since it’s been 6 months on market…

Both are within urinary distance of the ocean.

ParticipantReduced world market for American designed and/or built “stuff” combined with high dollar making it more expensive.
Investors realizing that a lot of tech that they invested in is snake-oil that will never make a profit. You can only have so many fart apps.
Etc. BTW – I’m seeing neither much more or less shopping traffic in NYC than there has been over the past few years.

ParticipantWhat is your price range?
Why not just buy an older (1960s/70s) home in C’bad or O’side in an area that’s not infested by HOAs and Mello-Roos? Not as if schools are likely to be an issue.

ParticipantTow trucks have private owners with rules — what’s the big deal? Talk to the owners.
Unlike Goober cars, tow trucks are more expensive than cars and need Federal DOT registration, etc, so the peer-to-peer model becomes less likely.
Only some % of users use AAA — even I have a 30-year-old car without it. If you need a free tow, you can literally sign up online/by phone the same day, so what’s the point in paying some parasites on a per-month/per-year basis?

ParticipantNo, I was just using an example.
