ParticipantFor the record, I never threatened to post your name nor was it in repsonse to your Sell Now post which I have no recollection ever seeing or reading. In fact, on numerous occasions I said I would never post it. It was neither malicious nor done in anger. It was done to caution you against disclosing too much personal information which would allow someone to identify you. I let you know I was able to do so and hence others could but never once said I would do it.
As for them being merely data points, was it not you that said we need to get more specific personal stories out there. Sounds like a bit more than merely data points.

Nearly 25% of the listings in the MLS have an occupant listed as vacant. It has to be 30% or higher as many vacant listings dont arent listed as vacant.sdrealtor
ParticipantBTW, about 4200 of the vacants I came up with were built before 2000. This further leads me to beleive there are alot of long time investors trying to get out on top. It s just a guess but it wouldnt surprise me to here that 50% of vacants are unmotivated sellers.

ParticipantI dont think it is safe to eliminate these from the “testing the market” category. There are alot of long time rental properties on the market in bad shape that aren’t selling and won’t sell. The owners are trying to get a top dollar price if they can. If they cant they will dump it back into the beat up rental market. The fact that there are so many vacants leads me to believe that there are a great many of these.

ParticipantThat property has been on the market over 1 year. Most of the time it was in the MLS as an Open Listing which is essentially a FSBO posted in the MLS. It is now listed with a realtor at a lower but probably still over inflated price.

ParticipantCalculating the exact number of vacants is impossible. The best way to do it is to create a custom search in the MLS for occupant name = vacant. Many vacant properties dont have “vacant” under the occupants name so this number will be very low. Using this methodology I came up with 5470 vacant properties out of 22043 active properties. Based upon this data, i’d say the 30% figure could actually be too low!

ParticipantI beleive in data just not RE data self report by realtors and containing numerous flaws and complexities. I think Rich does a very nice and thorough job of analyzing flawed data. I think what I see very day in action is a far more accurate and up-to-date picture of what’s happening. For eaxample, I saw numerous 50K+ price reductions in prime neighborhoods this week. While the old prices were too high, the new prices are below comps and peak prices. Sellers are starting to get that the peak selling season is almost over along with their best chance at getting the best price they will see for a while. I have a handful of very grateful clients that sold for great prices in the current market as well as a few stubborn ones that wont listen. I also have many clients comfortably sitting on the sidelines and waiting until late Fall (perhaps later).
As I’ve said many times before, I’m here to learn what is in the heads of the lay public particularly those that are at the forefront of following the housing market like most of the participants here. I have learned alot and appreciate the participation of all of you including those that disagree with me (perhaps even more so!)

ParticipantIf it was slow I would be on the beach not in the office not finishing up work on the 3 closings I have this month! Those worthless listings I keep taking are all selling. I love it!

ParticipantTo my point, you generally dont hear a Realtor quoted as saying “the market is fine just check out the avg DOM”. The statistic is put out in response to a question. Frankly, I suspect many realtors arent worth a grain of salt and dont realize how bad the stats are.
