Quite simply, it is none of your business and frankly I could care less how much you make as it was a rhetorical question. It’s not about secrets, its about what someone wants to share. If you like to share thats fine. Many others do not feel the same way and its neither right nor wrong, its just their personal preferences to which they are entitled. I don’t care how much my neighbor makes or whether they paid their taxes on time. I care whether they are nice, friendly and decent people. That is my sole criteria for associating with people. You could be a one eyed, one eared flying purple people eater and I’d welcome you into my home as long as you were a good person and not interested in the demise of others.sdrealtor
ParticipantThis is little too uncomfortable for discussing on a housing blog if you ask me. It’s a mental health issue and certainly of minimal relevance to any discussion of housing prices.

ParticipantSD you are right on with you assessment of the market. Every home/area is unique and only a detailed analysis by an experienced, ethical and knowledgable Realtor can tell the true story TODAY! I am talking about TODAY, not what might be next month or next year (which no one knows) but TODAY! Interestingly, my two active listings are still getting great traffic, averaging about 5 to 7 showings a day. No offers, but plenty of traffic.

Why dont we just make salary information public also? It would help erase inequities between sexes and races in earnings. I think the privacy of salaries has led to massive inequities and nepotism.sdrealtor

ParticipantAgree that it is rampant in the new home tracts but anecdotally I believe it is more prevalent in lower price ranges with 80/20 piggyback 100% financing plus closing costs.

ParticipantPrice reductions aside, it is probably not accurate to assume that sellers are paying closing costs. While it is occuring in some sales I doubt that it is in anywhere close to the majority.

We essentially flattened out 2 years ago (after Summer 2004)and did not go directly from + to – unless you are looking at the worthless median stats. As a Realtor who has sold over 40 homes in the last two years I can say that few if any had any appreciation the last 2 years. Several sold for prices this year that were lower than they would have sold for a year or even 2 years ago.sdrealtor

ParticipantI told you all it was coming and this is what will finally start to make a difference. Perception becomes reality and perceptions will begin changing. By September/October there will be no denying of what is going on with prices. Still it will take time, so dont expect major price changes anytime soon. But they are coming….
As for the ARM issue, everyone in my circle of friends is pretty conservative, most have 30 year fixed rates and no HELOCS like me. I’m sure there are lots of them out there, I just dont see many of them.

ParticipantTwo very different neighborhoods though only a few blocks away. House #2 is worth alot more by virtue of being in a better location. But certainly not $200K!

ParticipantThere are two in escrow there and both were on the market for several months. I’d expect both buyers were able to negotiate good prices given current market conditions and considering there are 3 or 4 others for sale on that street. We’ll have to see after they close.

The answer to your first question is not enough. Anecdotally, most of what I am hearing is the high end buyers are coming from out of the area. I don’t haven’t had any listings in that range lately so its hard to say for sure. I do have a couple buyers in that range and they are coming from out of the area. Most are wealthy or work from home and could live anywhere.As for my friend, he would love to live here if he could find the right job here. He will probably retire out here. My comment wasnt intended to say he was considering a move here. I was just shocked to hear anybody but Bay Area residents think our prices are cheap.
When I said the high end is stronger I meant it is relatively stronger. NO PRICE RANGES ARE STRONG RIGHT NOW!
