ParticipantFrom what you explained he lives in a 600K home that at one time had a value he perceived as $1.1M. My guess is he’ll be fine if he wants to stay there. As you said he had some equity from his previous property so lets say he owes about %500K in which case he’s got plenty of equity and should be able to withstand anything but a crash of more than 50%.
I dont see the problem here? I know of retired blue collar workers on the east coast living in multi million dollar properties they bought years ago. It’s not only in CA. People have built wealth in RE for all of time that they could not build any way else. The fact that he is a health care technician is meaningless.

ParticipantThey go back to their old jobs or find new ones. Many are stay at home Mom’s that never really needed to work or 20 somethings that never really had a chance at success. I’d expect them all to stay where they are and probably end up making more money doing something else. The public’s perception of what realtors earn is vastly different from the reality of it.

ParticipantThe broker carries a master policy and each agent pays for their own coverage. The number that walked in this office works out to about 15%. That is a pretty dramatic reduction. This probably is happening all over SD. In December more floundering agents will visit The Turk and say good bye.

ParticipantHad lunch at Pipes today with my Bro in Law that lives there. Eat at Ciciotti’s once a month (Vigilucci’s b4 that)and have for about 8 years. Buy every B’day cake at VG’s and gotta love those glazed donuts and the smile cookies for the kiddies. Know many people that have lived there 20+ years. Rented a home on Bristol for a couple years in the late 80’s. Have sold several homes there. Watched more than 100 sporting events at Yogi’s. Have had romantic interludes on Manchester, Cambridge, Oxford, Liverpool, Glasgow and Dublin.
Yeah, I think I’ve been there a few times!

ParticipantBetter yet, go to the beach areas (Solanan Beach, Cardiff, Encinitas) and try to find a house with an acessory unit AKA granny flat to rent. It’s not as spacious as a cookie cutter condo but it’s great living at the beach!

ParticipantAgreed and there are many people like you. However, the fact that you are on an Internet blog to begin with makes you biased in that direction. While its changing, lots (and I mean LOTS!) of people out there still do thing the old fashioned way. People roll into town all the time to look for a new home. Most arent toting laptops with wireless Internet connections. Even though they probably did some advance research on the Net alot open the paper to find a realtor. Beyond that, most business in RE is done by referral anyway.
As for the Internet, the only site that matters in my mind is Realtor.com which gets direct feeds from the MLS. For a small price you can enhance your listings which makes a huge difference in visibility on the net.

ParticipantAbsolutely, but make sure you check into the API scores that are available cross referenced with demographics. You can find them at http://www.greatschools.net among other places. The a 20 point difference between two schools can easily be attributable to one school have a very homogenous student body while another has just enough economically disadvantaged students (5% usually does it) to make average API score lower.

ParticipantIt’s funny but many people still begin their search in the Sunday Paper. I dont get as many calls from ads as a few years ago but still get them regularly from people at the beginning of their search.
Regarding video tours, i’m not sold on them. The name of the game in marketing anything is getting people to come look at the merchandise in person. Give them too much information and they dont need to see it in person. Many of the tours are slow loading and poor technology also. Throw in a slow computer or Internet connection and you freeze up people’s systems. I would guess that I actually wait and view less then half the virtual tour I click on in the MLS for this reason. Realtors will claim their virtual tours are great marketing tools in an attempt to differentiate themselves in the eyes of sellers but I say show me the money! It’s another thing Realtors throw at seller’s to entice them with a high perceived value but I believe high quality still photography is much more important.

ParticipantCorrection: Bressi Ranch is in the Cralsbad School District. But yes the air traffic is constant!
