ParticipantLOL, I have an extremely wealthy retired uncle thats a Greeter for Wal Mart in the Boca Raton area. It gets him out of the house and he enjoys it!

ParticipantHMMM…..Sounds like you are finally coming about and starting to understand how bad the data really is. I mentioned all this months ago but you werent ready to hear it then. Even Rich fell back on the “well it’s the best we’ve got” excuse. The method in which the data is reported and collected is extremely poor and a constantly moving target. As you peel the layers back further, you begin to understand what I was trying to convey unsuccessfully back in Spring.
The only way to really understand what is going on is to watch it on a daily basis from the ground level. As most people don’t have time for this, thats where the quality Realtors come in. I hear so many people around here saying next time I am going to go with Zip Realty. I know several Zip Realty agents and they tend to be stay at home mom’s looking to pick up some extra bucks w/o risk or working too hard. I wouldn’t hire most of them run a school bake sale. When you are ready to buy, make sure you find yourself a quality Realtor. There are plenty out there.
BTW, I still have this idea rattling around my head thats dieing to get out. I just dont have the time to get it all on paper right now. It came to me as a result of reading Docteur’s Farewell post which I believe is a must read for everyone here. It has some incredible learning. The key is to distance oneself from both the participants (Powayseller and Docteur) and the disagreement (Real Estate). More when I have time…….

ParticipantMy guess has always been about 30%. I belive the big drops will come rather quickly in the next 12 to 16 months and then it will creep down for a couple more years.
The concert was great, though I was bummed that they didnt play Under the Bridge or Higher Ground. Though i’ve been a fan for a long time events always seemed to conspire against me seeing them live. I was very pleasantly surprised by what great musicians they are as well as being incredibly charismatic performers. My brain is still a little foggy, hopefully I’ll be back at 100% tommorrow. Today I feel old.

ParticipantAll costs are before taxes not taking any tax benefits into consideratio, price is below $300K, location is in a relatively upscale area. That’s all I have time for. Off to see the Red Hot Chili Peppers. I’ll have more for you all 2morrow. Look for “Ode to Docteur” post coming soon.

ParticipantMy client knows exactly what they are doing. Son is not in college, has a stable job/career he has had for over 6 years, needs a place to live and will get a roomate that will pay $600 to $700/month. It is within 2 miles of where he grew up, his job is and where we wants to live. If he needs to move in a few years, the place would still breakeven for the parents, will generate a tax loss and will be a good long term asset. As rents rise with inflation it should actually kick off some income in the not too distant future. We dont know what will happen and it works for them. The reason why it works is because condos have depreciated first. At the price we hope to get, it would be approx 25 to 30% off the peak.

Sorry for the confusion, it is not the buyer’s walking away it’s the builders walking away from lots they committed to buy. It probably represents around 250 homes that will not get built as well as any f/u phases.SDR

I’m not! I sold out everything that I had in my 401K mutual funds on Friday. I’ll be watching to see when it’s time to buy back in.
