You got the wrong guy. I’m not trying to drum up business on this board in fact I have repeatedly stayed away from doing so. I have family in Oahu that has been there about 15 years and raised kids there. Its a great place to visit and he has an awesome career there (surgeon) but it has been an awful place to raise kids. None of them came out well educated or ambitious. I view RE primarily as a place to live and raise one’s family. Sure investment opportunites arise adn I’ve taken advantage of a few but thats not the way I look at it.Best of luck and I hope you have better luck than him.

ParticipantQuick update on NC Coastal. Active listings(485 to 492) and pendings (171 to 151). Still not alot of new inventory hitting the market. The drop in pednings coincided with month end closings. A quick check reveals they have dropped a bit further. Are we about to run out of gas?
It is still very tough to find a decent 4BR home at least 2400 sq ft under 900K in the better shool districts. There are about a dozen to choose from and half of those have unresolvable issues which have kept them on the market for several months.

New listings increased sharply as expected for the season.Nothing fell out of escrow which is surprising.
9 new pendings above $1M.
3 new listings under 700k
4 tract home McMansions closed between $1.4M and 1.6M this week
50% of new listings between $1M and $1.5M (McMansions for everyone!!)

ParticipantBe prepared for more expensive RE and inferior schools in Hawaii. The only decent schools there are private and it is difficult to get into one unless you enter in kindergarten.

ParticipantBTW, I do believe in having a big old HELOC open for liquidity purposes just in case. You never know what might happen in life or what might come your way and it’s a nice luxury to know you or your family could write a 6 figure check if you had to.
