ParticipantI drove a 5 year american made vehicle that I own free and clear. Heck sometimes I actually wash it. I have closed 3 transactions this year over $1.5M.

Not me! I rode the Amtrak NE corridor to the PATH to the World Trade Center for a couple years. I fully understand good public transportation. It’s just not feasible in city that wasnt built over 200 years ago as an employment center.sdrealtor

ParticipantComparing August pendings to peak season sales is nonsense because sales always drop in August. If only he had included a comparison YOY we might see what is happening. I dont know if he’s onto something or not until he compares the YOY numbers.

carlsbad has numerous communities with Granny Flats. As CMB mentioned, Rancho Carillo is one good example. The granny flats were built in relatively large numbers to help the city comply with moderate housing unit requirements. Find yourself a good local realtor and they should be able to point you in lots of good directions.sdr

ParticipantThe irony of it all is that 2 years ago this was my exact point (that no pricing statistic can accurately capture what is happening) and it is what PS constantly attacked me for. It is a stunning reversal to see her climbing aboard the pulpit I erected and claiming it as her own. What a joke!
BTW, unlike her I greatly respect Rich’s work and think it does have great value.

Short sales 4,343 up from 4,192 last week. Still no end in sight here.
Countywide we are at 19,644 up from from 19,492 last week and close to where we were 2 weeks ago. looks like the end of Summer expired listings got refreshed.

ParticipantAve Maravillas is a short sale attempt by one of the principals of Charter Financial which just shut down. He has another short sale one in escrow in La Costa Valley.

ParticipantIts pretty much in line with my general comments that alot of properties listed during Spring/Summer which didnt sell come off the market around the end of Summer and that pendings are going down.

None of those homes are close to $1.5M nor are they huge. The first two are essentially in Escondido. One is a glorified tract house in Cielo (La Orquidia). The last is on a 7,000 sq ft lot. Sure you found a couple houses under $2M in the 92067 ZIP which I know can be found but they are on the fringe of RSF and certainly arent huge houses. Find me a real RSF home on a couplle acres and we can talk.Personally I would never even consider SEH but I can imagine the view from up there which I’m sure is nothing short of jaw dropping. I also know the builders work and they build a very nice home.
If you are a Physician with an office in San Marcos by CSU with privliges at Palomar Pomerado this would be a prime location for you. If you were a business owner with a successful business on RSF in San marcos this would be a prime location for you. Maybe not for you GN but for someone they will be.

To some SEH is a prime location, maybe not you but to some it is. BTW, Good luck finding that large house in RSF for 1.5 to 2M. -
