ParticipantI found a townhouse property I liked that would just about cash flow with 10% down and a 30 year fixed loan in a decent area. I ran an ad for it at the break even rent price to test my hypothesis and got about 20 inquiries in 3 days.

ParticipantWhen the 15 year fixed is 1% lower than my 30 year fixed I’ll switch. I expect this to happen in the next 6 months and it will shave 10 years off my loan while only incresing my payment a few hundred bucks a month.

FWIW we are already down at least 15% off peak in my corner of SD. Two more 5 to 10% down years and we’ll be about 30% off peak which has been my opinion for the more desireable an/or established areas in SD.sdr
