Garage (2 or 3)FWIW, based upon what info I have so far and what you are looking for I dont think it would be unreasonable to expect to find an older home of that size with a decent lot/location in 200/sf range that needs some remodeling. In the newer tracts (1997 on), I think $250/sf will be a more realistic expectation and within reason.

ParticipantOne of my personal favorites. Almost moved there myself. Elementary school across the street (olivenhain Pioneer) is comparable to just about anything in CV. Diegueno Jr. is less than a 5 minute walk for kids (maybe 500 yards). La Costa Canyon HS is walkable also. Where else in SD can your kids walk to incredible schools at every level.
Great houses, great floorplans, everyone is well upgraded. homes were built before market went bonkers and most have tons of equity. Most buyers were move ups from the local area who brought lots of equity. I have many friends there with mid 6 figure incomes and very high net worths. It is the real deal with many legitimate highly paid professionals not NINJA loan wannabees. Havent seen one NOD filed there yet. IMO, it is as good as it gets for tract community in SD county. Homes are much better quality than anything comparable in CV IMO. I know this hood like the back of my hand.
Location is key in this tract as there are some very inferior lot/locations and several spectacular ones. Dont expect to pick up a bargain on one of the spectacular ones though.
