Penasquitos, around “Christmas card lane” are came to my mind. All the schools K-12 in that area are top notch and are w/in short walking distance too. PPSF in that area is cheaper but I guess that the price to pay for being farther east.

GuestThe elementary school for AV is Mission Estancia not OPE. You can reqeust to get into OPE which is actually closer to AV, but it is not the default school. Both are very good.

If I asked you to put your speculators hat on what type of pricing do you think might be possible under a best case scenario on per square foot basis for a buyer in this area.
Right now it looks like 275 to 350 per square foot. I have had an eye on this area aswell but wouldn’t go exotica on a mortgage just to get in. Could you see prices in the 200 to 250 range for this area?

Your question really needs alot more detail for me to answer. If you could expalin the house you are hoping to buy, I think I could give a good guess within a reasonable range.sdr

ParticipantLooking for the low priced home in the area. Not as concerned with aesthetics. Not looking for fixer upper. I can paint but that s about the extent of my handyman abilities.
Ideally 4 bed 2-3 bath 2500 square feet. Long term buy and hold. Looking to skip the housing ladder of ratcheting up.

Is age of home important?
Lot size?
Garage (2 or 3)FWIW, based upon what info I have so far and what you are looking for I dont think it would be unreasonable to expect to find an older home of that size with a decent lot/location in 200/sf range that needs some remodeling. In the newer tracts (1997 on), I think $250/sf will be a more realistic expectation and within reason.

ParticipantSDRealtor,
Thanks for the info. It looks like the price needs to come down a little more before I would consider this sub. The current price is 247-327 sqft which is a wide range. I would like to see the medium range in 250 but that properly won’t happen anytime soon since most of these sellers do not have toxic mortgage. Definitely a nice area but get in and out can be a challenge during rush hour. What is the best local route commuting from 163/Balboa to this area without using the 5?
