Participant“The BIGGEST driver of prices is supply and demand. Well the big news today is another record high supply.”
Thats national not local news. I have the news on in the background and just heard a statement that sales are up over 40% year over year this month (admittedly it is mostly low end bargain hunters). Inventory in the MLS is down from last year. Not saying prices are going up but supply/demand certainly is not on your side right now. I have about a dozen buyers, all well qualified, with substantial down payments ( afew are all cash) looking for decent proeprties at or just below today’s prices. It has been a HUGE challenge to find what they are looking for. When we do, there is competition.

ParticipantI beleive in Karma. Next time I’m in Starbucks, I’ll ask the new barista if she was the one hawking her kitchen cabbies on Craigs List.

ParticipantCadencia is very much in the San Dieguito/Enc school districts.
If you follow the creek closely you can see it goes through Box Canyon up to the edge of the water treatment plant at Melrose & RSF rds, passes under RSF road and goes through the industrial park on the east side of RSF Rd. All the existing Lc Oaks homes are San Dieg schools. As you travel toward San Elijo on RSF you see massive grading for the second phase of LC Oaks which will likely sit unbuilt for a few more years. Those homes I believe are in SM schools even though they fall on the right side of the creek. I’m not sure about this and if it is true why it would be an exception.
SDR,
The Balerus homes are in either Carlsbad or SM however inter-district transfers are possible particularly if they were already going there b4 moving to LC Greens.sdr
