Its not a trick. Try to find a house you love close to your price range and let me know when you do. I’ve been doing this long enough to know how hard it really is unless you have very low expectations. Sure there will be more than one but at the bottom there will be more than one buyer for that one also.

Also all the advice from RE agents was not very wrong the last 5 years. The agents around this board have been telling sellers to sell sooner than later as prices are falling and will continue to do so as well as telling buyers to be patient and wait for what they want at a price that makes sense to them.

Huh? Scripps is just as expensive as NCC and there have been numerous homes in the La Costa area that fit your search criteria at Scripps pricing or lower but I never heard you lobbing lowballs at them. Dont have time (or a search function) to parse through your stuff. While I dont blma eoyu for looking in NCC it certainly comes as a recent news flash around here.

To clarify, I dont consider Elfin Forest to be Lone Jack either. I was addressing his criteria not yours. I would consider it borderline coastal as it is as coastal as most of RSF. Furthermore, the niches I spoke of are not Olivenhain nor in your clients price range, never said they were. My comments were all made regarding what the OP was looking for, your client needs are not relevant to me. Olivenhain has been very soft and there have been considerable price declines there already. Many of the homes are listed by agents that put themselves above their clients needs and I know of several “situations” that could be great opportunities. If you are looking for land in 92024 there is a great “situation” out there also.
