ParticipantI wouldn’t pay more than $860 for the place. And I certainly wouldn’t pay more per square foot than any comparable property that sold in the past year.
Especially since said properties aren’t so close to the school (but still within easy walking distance) and even more importantly are off of the main thoroughfare leading into and out of subject area.

Over the course of a life, we do things that lose us money and things that make us money. You may be losing some money on this one (although time will soften the blow), but if you continue to conduct your life in such a responsible manner, you’ll likely come out ahead in the long run.
Heck, it sounds like you’re already more fortunate than a lot of others. I’m sure there would be no shortage of folks who’d trade places with you in a heartbeat.
