Okay, not really. $5,000 a month, must be a *heck* of a place. $2,500 for the new one, you must be putting down a *heck* of a lot of money and/or it isn’t half as nice as the place you’re renting.
I don’t care how best a price you get on your new place, you’ll be losing money and regretting it in the future.
To answer your misguided question though, I wouldn’t expect that you could get more than 10% below asking on a place, and less if the seller priced it right in the first place.
If you’re thinking you can take advantage of the deflating bubble to get a better price today, sorry you can’t.

Hopefully he won’t befriend his neighbor at the end of the cul-de-sac (1663 Linda Sue Lane) who got a bigger house with an additional bedroom on a bigger lot purchased 5 months eariler for $20,000 less.

San Diego Native– Perhaps I missed it, but I can’t tell if you’re “bearish” on San Diego real estate. Clearly, you like the city, but the two things don’t really have much to do with each other, do they?
I mean, I love San Diego, but I sure as heck don’t see myself buying a house here anytime soon.

ParticipantI’m no lawyer, but I bet they are legally related. I connect them via community property and blood. That is, the marriage makes the assets community property and the maternity allows the offspring to share in that.
I do think the property will be reassessed however and I can’t speak to second item as I don’t know how that works, blood relations or otherwise.
Also, sorry that I’m the opposite of what you asked for (knowledgeable in this area), but since no one had replied anyway, I found it fun to theorize.

I know I wasn’t in the market for a house at that time and, as teenagers will, didn’t keep very close tabs on real estate (I know I should have…)
