ParticipantThere is nothing wrong that I see. This home was on the MLS but it had expired on 1/21/08. The property was not relisted on the MLS.
Also, Realtors do NOT have to list homes on the MLS when they take a listing. They do have to send in an exclusion to SDAR when they do this but it is perfectly legit to do.
Personally it really does not make sense to not list a home on the MLS. However in this case the listing did expire and the seller either did not relist with a Realtor and sold it as a FSBO, or the seller did a back door deal with one of the buyers who came by to see the home and immediately after expiration the seller did the deal, OR the seller did relist but since the home went into escrow immediately it was not relisted on the MLS.
Also, agents in general do like to have statistics that show successful sales so in general I do not agree with your theory.

Right now there is alot more activity in Lucera then I have seen for awhile. There are 6 actives and 6 pendings. Not bad. I think eventually we could see 200k for a 2/2 in Lucera but not this year. Maybe with a big interest rate hike or alot of unemployment or some of each. Perhaps in 09.
7190 referenced above is not a NOD yet and is listed at 274-294k.

ParticipantYeah… I believe the debate was that it is only the very wealthy and a bunch of foreign investors that will be hardest hit by cdo and mbs investments…. not alot of substantial domestic investments… I think we will see that is not the case.
