ParticipantYep the ratio did go up bigtime. I think that many in CV are just insane with some of those asking prices. I see the biggest drops coming from homes priced over 800k of which there are alot of them. It will happen with some of the big here and there drops over this year. I still think it will take awhile until all resellers figure it out.

Not the Caminito Streets!!!!
Sorry andy but I just am not a big fan of these homes. I try to be objective but… I cannot. First off I live within walking distance. Second off, these homes are packed in tight, super tight. Third, I see these things going under 400 by the time is it all said and done. Every 2 or 3 months someone comes in asking about these homes. My advice is the same and I wouldn’t touch them now. I see 400 within 2 years for some of these homes.

Yeah I was actually pretty surprised as well. The money could be move up money like you said. Again, it doesn’t matter to me as it is not a metric that I look at regularly although it is an interesting statistic. As long as volume is moving down then that suits me fine. The demo you mentioned may be what is needed to hit that equilibrium and it will happen at different times in different areas. The secular trend is locked in and I am not at all surprised to see spring activity. It will come and go though. As Bugs posted overall the median moves are historical so if we look at it like that then things are moving right along. People have money and will continue to have money and I see no major shifts unless layoffs of 6 figure salaries start to happen.

ParticipantOkay update time. I am going to cut down on reporting how many new actives/pendings come out and just keep reporting the totals as well as how many of the sales are shorts or REOs. Way to much manual work.

-43 actives (14 shorts, 4 REO) Most of the SS have offers according to the comments.
-11 pendings (4 shorts)
-3 solds since 3/6/08. None of them were shorts or REO.active to pending ratio has actually improved slightly since last stats were taken.
