ParticipantIf I have a chance, tomorrow I will check to see about less then 20% down loans out there. Personally yes I do believe there are programs out there. Also our friend HLS can chime in to be sure.
Actually with regards to the earlier post that Rus put out, I would have to say I agree with them. I guess I didn’t get the same impression that some of you guys got. I didn’t get a buy now impression at all. I got more of a message that seemed to convey opportunistic buyers may indeed be able to take advantage of opportunity before the bottom based on sweat equity, lowballing, and knowledge of the submarket they are opertaing in, or other means. Those who are prudent and can plan for opportunity and have a mechanism in place in case things do not transpire as they wish may in fact do well.
Anyways, I didn’t get a message of go buy now, or that the market will not go down.

ParticipantMan working all day is a drag… Missing out on all this fun.
Anyways JWM or others, if you don’t believe there is not plenty of money out there then so be it. If you guys want to pick some more zip codes I will grab a few of them and we can see how much down money people have put down in the last 15 sales.
Once again, this is not saying anything about supporting the market, or the market going up or anything like that. It will go on down until it reaches support level based on rental income from investors or demand from principal residence buyers. All I know is that trying to project that people do not have cash is close minded.
I think the point in and of itself is fairly moot. Like I said, if anyone wants to post a few zips we can see some profiling of dps. Remember I mostly login late at night now.

ParticipantWhile you are choosing to look at it as a failure it is not. Think of it as a learning experience. You have displayed all the right attributes about how to go about searching for a home. The most important part about the search you have performed is the portrayal about the differences between finding a house you like and a house you love. When you find the one you love you need to go all in or not at all.
Fortunately Raptor, in the end it will be fine for you because while it may not seem possible, you will indeed find a home that is just as fitting as the one you missed. I can say that with all the confidence in the world. Additionally your diligence in the search you have performed has pretty much been unmatched as far as I can tell on this site. Hopefully Piggington has served as a good outlet for the frustating experience you have gone through.
There are plenty of rentals in CV. Have your realtor look on the MLS and have her look on Craigslist for a start. There are also a few services she can check with as well.
