ParticipantMark just hang in there and be patient. I know it kind of sucks. If you are in a big rush you may want to consider other neighborhoods. Talmadge is nice but probably pricier then what you want, I lived there a few years and still own a home there and it is a cool place to live… It is a poor mans Kensington. Rolando has some cool little pockets and is like a poor mans Talmadge so you may indeed find some better deals there. I absolutely believe that Normal Heights, even the nicer places north of Adams will indeed fall. By the same token I wouldn’t make some of the predictions that others make which quite frankly are based much more on hope then fact. Bottom line is it will take longer then they hope for it to take. Still though, if you have the time, it will get there. Looking for homes now is not fruitless but it may prove to be frustrating. It is like taking an oath of celibacy and then going to strip clubs.

ParticipantDharma – Ditto what Rustico said. Any REO purchase will not happen without a complete liability release from the lender. No disclosures, no repairs, nothing… The lender wants to simply get rid of the home and because the lender has never lived in the house, it makes sense that there should be no liability incurred on the lenders part. The liability release documents are pretty daunting but you do have your contingency period to get all of your due diligence done. If you want to call a hygenist to hang spore traps then by all means you can do that. As a side note it would not surprise me if just as many resale homes that are NOT REO have the same results as REO for spore sample testing. That is another subject for another post.

ParticipantI know someone who went. He said it was a pretty packed house. The home he wanted was a cash only deal so he left pretty early. I didn’t get many details from him.
