ParticipantJohnAlt it hurts you because you qualify for less. Prices never adjust with interest rates, they usually respond a few months AFTER the rate movement. I agree with you buying at a lower price is always better. However your buying power does get reduced unless you have a strong cash component to the purchase, strong being a relative term, because it all depends on the price range of the home you are looking at.
People with stronger cash positions will always benefit greatly from a higher interest rate environment then those that do not.

ParticipantDW I agree that the 6% threshold seems to be the psychological barrier that you alluded to. So far nobody I am working with is 100% affected although there are many that are worried.
People do not care about housing prices as much as mortgage payments. I am not saying that is wise but people in general are not wise.
So yeah I agree with your statements pretty much 100%.

Brian I would definitely agree with that.
As a side note I also believe that more physical activity would improve academic achievement dramatically. It is bad enough that pretty much any normal 7 year old boy is classified as ADD cuz he cannot sit still. I think that in most cases this is simply a boy being a boy. They need to be running around. Tire them out and you find they are a hell of alot more attentive. Adding more physical activity and maybe scaling back a bit on the academics may serve to INCREASE attentiveness and the quality of what the kids learn. Just my two cents. I do like the military style idea though. Lots of physical activity and more of a focus on respect, discipline, and other intangibles that will accelerate learning in the future.

ParticipantWhat you are seeing is the reality of the market as it stands today. SDAR has implemented an additional classification for homes that are on the MLS called Contingent. This classification shall be designated for homes that have an offer accepted by the seller on a short sale but NOT YET accepted by the lender. These homes used to be classified as Actives but that is not the case anymore. Even with homes that are still Actives, many of them indeed are short sales and they also have offers into the lender. However they have not been accepted by the seller. Thus you can still put an offer in on them. You can also still put in an offer on a home that is in the Contingent status as well. Your offer may simply be a backup. Lots of people back out of short sales.
The bottom line is that nothing has changed, it is just advertised in a more representative manner. Third party sites like Zip and others need to figure out if and how they will display contingent listings now.
