Yes I know the area you are talking about. Are these homes worth the money you quoted? In my opinion no they are not. Are they getting sold right now? Yes they are. I know several people who live in the area and like it alot. The pricing now is lower then the peak but higher then it was a few months ago. I think that it is a great time to buy anything in PQ but I don’t believe it is going to get better anytime soon. I know that makes it a tough call, waiting another year or two, but I am just being honest with you.

ParticipantThe demand. I have posted more then once about the current demand in PQ. Especially for the entry level stuff. Houses that were in the high 400s in the fall and and summer of last year are now up about 10-15% in price.

ParticipantYour agent should be familiar with the SSA (short sale addendum) document. That document shall specify how you want to do things. You can indeed submit a deposit, you can hold the check uncashed. There is NO SET ACTIVITY, by law. You can do it anyway that you want. If you want to convey seriousness by advancing money you can do that. If you are a backup you are a backup no matter how you slice it. The bank doesnt care if you have submitted your deposit to escrow yet or not.
