ParticipantVery useful information Kamil. Yes we had some issues with the previous agent. He did great pushing the short sale through for an approval in a few weeks, (this was on a home in CMR). However during the due diligence period there were some things we required and it was very very challenging to get them done. I had to pester the guy for two weeks after closing to get the final one done. Persistence pays off.
Very very helpful info regarding the appraisal. Andy check back with this one in July or August and maybe you can get it for a more reasonable price. I am seeing more sellers with unrealistic expectations as the market has moved up.

ParticipantI think as the summer wears on they will be forced to lower the price if they do not get into escrow in the next 2 weeks. Yes I do think the home is somewhat overpriced and I would feel better in the low 400k area. Not sure it if will get that low though. It would be interesting to see why it fell out of escrow a few weeks ago. I have worked with the listing agent before on a short sale. He did good to get the short sale done but there were some deliverables from the sellers that he lagged on and we had to pester him but he did get them all taken care of. It seems like the addition was permitted based on the sf in the tax roll but you may wanna check that.

ParticipantIn my personal case I am very risk averse and would never add anyone else to title or loan on my own house. If you reread what I wrote, I said it was an “option”, nothing more and nothing less. In general adding other people to title exposes them to all the risk that you have as a homeowner whether there will be problems with short sales like you mentioned, or even worse, litigation involving the home, accident, catastrophe, etc…Similarly the problems of the gifter also become your problem, so if your mother in law loses her ass in vegas and loses the home, you are screwed!
However it is an “option” and that is what I presented. I have seen cases where parents did go on title with the kids. It was their choice, not one I would have made but they did it.
