I would say we have been to close to 100 of them since June of last year. Anybody in this business can tell you that auctions have tightened up considerably. The number of homes that actually get to bidding are WAY less then last year at this time. Similarly opening bids are higher then they were last year.
When you start actually going to the auctions let me know.

ParticipantHard to say Scarlett because I have not been in the home. At 550k pricing still looks high to me. I toss out Montril as a comp because anyone that knows PQ knows the noise from the freeway for Montril homes. Correct me if I am wrong but this home is on the hillside not the freeway side correct? Downside is a small yard but upside should be less freeway noise. I am not thrilled with this part of PQ although if you go down to La Tortola there is a neat little cul de sac (La Tortola Place) that is nestled in there that I like.
As always though market determines price and if buyers are passing on this one at 550k then that is an indicator that you should as well or wait awhile and lowball it. Will it get under 500k? One never knows! It might.

ParticipantCAR the flippers have little if no impact whatsoever on the pricing. Don’t take it from me. Go to any of the sites, fidelity or priority posting and pick any random day of auction. Then look at the number of homes scheduled for sale on that day and then look at the number actually sold. Today for instance there were originally over 350 homes downtown. As of now there are maybe 40 that are even for sale, all the rest are pushed out. By the end of the day maybe of those 40, I bet more then half will be pushed out. Thus out of those 20 left maybe 10 will be bid on.
Honestly the impact of the flippers is much less then people make them out to be. The impact of the banks behavior with the loan mods DWARFS the flipper impact with respect to available inventory.
