I am also a landlord.
The fact is that most mom and pop landlords don’t enforce this stuff to the letter. However many property managers do as thye like to soak every penny out of tenants.

ParticipantBG I dont think using the term endless is a great idea if you have never set foot on the property.
Do you happen to know if the home gets some endless background noise because freeway noise tends to travel up canyons?

Apple we know alot of people in Kensington. Most of them are couples who do not have kids. A few plastic surgery guys who my wife has worked with also live there and they have kids and sent them off to private schools. We considered Kensington but it is not our cup of tea primarliy because of the schools. It is a great place though and because it did not fit us doesn’t mean you guys will not love it.
The negative reaction from your family was normal, and to be expected. Just remember that it is human nature to react negatively to things we do not know about. Yes you could get a better deal in suberbia but you could pay more as well. 4S Ranch is suberbia as is Mira Mesa. Totally different. The reaction they had has nothing to do with your life, your family or yours/husbands commute. It has everything to do with their lives, their perceptions and their experiences. Don’t let it shake you down, rather expect it.
Don’t sweat house updating with things like paint, trim, etc. Look for bigger showstoppers then that stuff. That is simply time, money and sweat equity if you wanna hit it yourself. Now if the backyard is crumbling into the canyon or there is moisture around that is different. Since sdr is the only one on the board who actually has been in the home besides yourself, it sounds like it is not bad.
You know you can never trust a realtor though….
