ParticipantCore client, I am not trying to be sarcastic. I am just being honest with you. Like you said, you do your homework first now. That indicates you have learned from this event. Let me ask you this. What drove you to make the investment in the first place?

I have been a victim of my own greed many times in my life. It would be ashamed to sit and total all the dollars. In fact there was a can’t lose investment that I made in 2004 that is now in receivership. Yes this case was a case of fraud. It doesn’t matter though. In ALL of those cases I was simply being greedy. That is the bottom line. I took a risk because I thought the return was worth it… In the end I lost. It took me many years and many dollars to learn this, if you think it is to good to be true, it usually is. Every now and then, for a small window of time, you may actually get the anticipated return. However… more often then not you will get burned.
I know there was fraud perpetrated here. Yet it still doesn’t absolve the fact that the (victims, investors, or whatever you want to call them) were all serving their own greed.

ParticipantI don’t see it. I just got back from a listing appt in Valley Center from a flipper. He is going to get creamed. Half of the agents he called wouldn’t even come out to see him.
Also there are several sellers I know of who are holding off the market as they think it is will improve next year.
Of course the distressed properties will dominate either of the two cases listed above.

ParticipantFarbet I guess I would lump it into the same basket as realtors and mortgage brokers. Find people who you know/trust and who have bought homes in the past few years. Then ask them if there was alot of stuff that seems to have cropped up that was not caught by the physical inspector.
A few things to help insulate yourself. Definitely bulk up on the home warranty and available options. Get the seller to pay for them. The home warranty companies can be pretty slippery though. Also realize that ANY physical inspection you have done is pretty cursory. If you are concerned about heating, get an HVAC guy. Concerned about the roof get a roofer out there. Concerned about foundation then get a soils or foundation guy out there. The first many pages of a physical inspection are chock full of disclaimers of nonresponsibility. A good physical inspector will point out alot of things that “could be” issues but he/she will always recommend further inspection by a qualified professional in that field. Also if you get a total clean bill of health on a property, pony up a few hundred more bucks and get a second one done. That cannot hurt.

No I have not heard of them. I work for IDT based in San Jose. We have a design team here in the Sorrento Valley. We make PCI expressed based transparent and non transparent bridges and switches. Main use is in com and storage systems.
