Participantwaiting – the home was not a foreclosure. It was bought back in 12/29/05 for 645k from the developer and then sold again. It closed in 4/7/07 for 540k. The original buyer put down about 300k in cash.

ParticipantPersonally I have always presented an offer to my sellers no matter how ridiculous they are. I don’t really buy into the caviot that a realtor does not have to present a frivilous (pardonif I spelled it wrong) offer. Even if I simply make a phone call to the seller and give him the verbal details, I would much rather play it safe.
As far as being on the other when I represent buyers I also have no problem submitting an offer that my seller is comfortable with. If I feel that the sellers will not respond I do tell my client that, and I do let the buyers agent know verbally what the offer will be prior to sending it. In this market I don’t buy that line about sellers being insulted any more. It is a buyers market and sellers need to deal with it and/or their agents need to prep them that it is going to be this way for awhile. There is never any intent to insult, there are just people who are looking to mitigate their risk moving forward when they do buy.

I am glad you liked that one. Pretty much any veteran electrical engineer in telecom here in San Diego over 40 gets that one. LinkABit has spawned off so much industry here, it really is very very cool. Some big names have come from that little place.

I will be the first one to say that the industry is a screwed up industry. I will also be the first one to say that I took the do it on my own path for many of the reasons you all all posting about. I spend ALOT of time doing this and at a cut rate commission I would not be able to support my family in the same manner as I do now. That IS the bottom line.
sdr and I don’t agree on much and that is reflected in many posts. However what he says is true. I know it first hand because if I did not have my engineering career I would be needing to do other things as real estate alone would not cut it.
What irks me is that there is alot of complaining and not much doing. I commend the people that have posted about how they did do it themselves, whether they sold on their own home, or used an attorney, or however they did it… I think that is great. However what I don’t like are speculative statements made by people who did not, like you only need to do this or do that….Well if you have done it, great but if you haven’t well… that doesn’t sit well with me.
Again, people have PLENTY of choices. It is so much easier to bitch and moan about it though. FSBO your home, hire a real estate attorney, go see Jeff Karchin. Use a low cost Realtor… Rustico is out there, guys like me are out there. What I really don’t understand is why the antagonism given the wide range of choices that are out there?
Everyone has a unique situation with different needs.

Seeing the Beat Farmers at the Baccanal (or was it Bachanal)in the early 80’s… one place that is still around is the Hungry Stick… we used to shoot pool there about oh… 25 years ago…

I have been a resident here since 1982. Born and raised in Venice but my family spent summers down here since 1969. I would like to add some nostalgia…
You are an old timer if:
– You had a Sunday morning burrito at Tugs.
– You went to Belmont park when it was REALLY Belmont Park.
– You went to the Daily Planet in PB
– You hit the Beachcomber or the Penant on either Sunday or Thursday.
– You know Stephanie Seymour (yes that supermodel) went to Poway High and her mom was a hair dresser in Poway.
– You went to UCSD when it only had 4 colleges.
– You saw the wild horses that used to hang out in Sabre Springs where the pond was. (The pond used to be where the Sabre Springs shopping center is)
– You had to take the Mira Mesa exit off of I15 cuz there was no tech center, nor was there an 805 exit. It was all dirt baby…
– You used to ride motorcycles in the fields that surrounded UTC. The only thing there was Mesa housing.
– You had to go around the coast to get to La Jolla…
