I have not seen any significant rate hikes in these loans discussed but I am not a mortgage broker nor am I an insider of any type.

ParticipantDoublewide and Bugs made good points about the parks and the grocery stores… we bring our toddlers to Scripps Lake all the time to feed the ducks. We also frequent the parks in Sabre Springs and Poway. Both Del Sur and 4S most likely have exactly what you are looking for with respect to demographics. They do have Mello Roos and HOA and in 4S you will not have a large size lot. However the schools will be good and again, the demographics will be closer to what you desire from what I gather. Pricing in both these areas is what it is… higher then most people believe it should be or will be in the future.

ParticipantNot a silly question at all… Pendings are in escrow and not considered actives. You can view a pending listing and in most cases submit a backup offer. Everyone plays with stats in their own way. In your example I would call the active pending ratio 2 to 1 (or 1 to 2 if you like) but others may not.

ParticipantLucmom I will repeat what I always say to people in your boat. Regarding the decision to buy… if it is based simply on economics, you will get a better deal, perhaps much better…Now I also know and understand that there are many decisions that go into wanting to purchase a home. My wife and I used to live not far from Mission Hills, Talmadge to be exact and our major decision to move was due to the school districts, or lack there of in that area. We liked the neighborhood but were not overly thrilled about raising our kids there. We have two toddlers now. Anyways we are on our third rental in the past 2.5 years and it is getting old…
With that said what you are looking for is out there. However I am not sure of the cultural diversity you will find in La Costa or Encinitas Ranch. Don’t get me wrong, I think these are fantastic neighborhoods. Del Sur will most likely be more culturally diverse then the other two. I would agree with the assessments of the school district in these areas. You may find Carmel Valley also presents a bit more diversity (Asian and Indian) in addition to white families. Scripps Ranch may also present an alternative but that is San Diego Unified schools. University City as well. There is also possibly 4S Ranch. Note that University City will have older housing stock. Scripps has a mix of older and newer homes. Carmel Valley has mostly newer stock but the west part of Carmel Valley has some stock built in the 80’s as well. Really it all depends on your budget. My advice is to continue to be super selective. The main problem is that many sellers right now are simply not realistic about the price of their homes right now… Also in many of the areas you are looking in, the depreciation cycle has not hit to hard yet, so again, many sellers are in denial. If you have patience you will be able to gain the upper hand. However it may take longer then most of us wish. If you do end up purchasing a home in the next few months or even a year, just do not over extend yourself, realize that there will be some more depreciation, and enjoy your home and schools for the next many years to come.

ParticipantI reached the agent… She gave me the biggest steamer I have smelled in awhile…about how they told us it was a 1031… but of course didn’t write it in the contract…blah blah blah… then she told me her TC forgot to send an ammendment to escrow…Then she played the apologetic card…how her clients really love the place… yeah okay… Anyways her clients escrow will close the same day and the money can go straight from escrow to escrow and not even have to hit the accomodator. Her broker called me an apologized as well…
Next time I will send them to waiting hawk. I like his deals better.

Comment – The one cancelled listing was a home on Reisling that was listed by Help U Sell and it was PREPOSTEROUSLY priced. It was listed at over 900k and they sat for 2 months with no activity. It is now listed with Keller Williams at 725-775 and THAT is to expensive. I knew the owners (who have since relocated to North Carolina) and they laughed at me when I said they should list in the 700’s.
